Is parking available and included in the price of a unit?

Parking is included in the purchase price on the following basis:

  • One-bed apartments have 1 parking bay included.
  • Two-bed apartments have 2 parking bays included.
  • Three-bed apartments have 2 parking bays included.

What optional extras are available?

  • Interior design options Natural Lux & Deep Lux as per interior designer schemes. Please request/ refer to the specification document for more information.
  • Optional appliance upgrades to Gaggeneu. Please enquire for information.

Are there storerooms available?

There are 99 storerooms available. Each unit receives a dedicated storeroom located on the basement parking levels.

Air-conditioning

Air-conditioning is included in all bedrooms and living areas.

Backup power

Backup power/ dedicated generator for all common area and apartment electricity (note, excluding high load circuits such as aircon and ovens). 

Green building

The building is being designed to level 4 Greenstar rating.

High-speed Wi-Fi

High-speed Fibre connectivity to all apartments by V&A dedicated ISP.

Lift access

There are two passenger lifts and one goods lift in the building.

Pet Policy

Small pets only as per the draft Management and Conduct rules.

Rental Policy

Can I rent out my apartment?

Yes, however kindly note that minimum rental duration restrictions are applicable as part of the scheme’s Management Rules.

Is short-term letting possible?

Short-term letting will unfortunately not be allowed in order to provide a premium, secure and quality living experience and environment for owners and longer-term tenants.

Can I rent out my apartment long-term?

Yes, in accordance with the development Management Rules rental durations are limited to a minimum of 6 months.

Can I advertise and rent out my apartment?

The V&A Waterfront rental team will provide a dedicated rental service for all owners that wish to rent out their units. You are however allowed to advertise and rent out your apartment in accordance with the management and conduct rules.

How do I rent out my apartment for the medium or long term?

A rental application to be made to the V&A rental division who will list and source tenants for your unit based on your requirements. Note, rentals will only be sourced and placed post occupation and transfer of your apartment. Alternatively, you may elect to procuring and managing a tenant privately, however note that this must be in accordance with the management and conduct rules of the scheme.

Will the V&A act as rental agent and which services will be provided?

Yes, should you elect the V&A rental team, they will act as rental agent for your apartment and will provide the following services. 

  • Listing / advertising of your unit 
  • Screening of possible tenants and feedback to owners
  • Basic FICA reviews and other background checks on request
  • Viewings
  • Conclusion of the rental agreement
  • Entry registration including access control and keys handover
  • Entry and exit inspections 
  • General minor maintenance and cleaning on behalf of the lessor

Note the following services may be excluded from the V&A’s rental agent services:

  • Management of any deposit and or rental amount payments
  • Resolving of disputes between lessor and lessee
  • Management of arrears in respect of any levy and / or rates accounts in so far as this is applicable.
  • Owners representation in respect of the body corporate and its duties and functions.

What are the letting fees?

Letting fees will be charged as follows:

  • Once off initial registration and admin fee R3,000.
  • Monthly letting and management fee upon securing a tenant / lease agreement: TBC (Note this to be confirmed in advance of development completion).

General Purchase Questions

What happens if my bond is not approved, do I get my deposit back?

Yes, the sale is subject to your bond being approved within a set timeline. Should it not be approved the deposit is paid back to you with interest. If you are unsure if you can afford the bond it is a good idea to get pre-qualified.

Once my bond is approved, when do I start paying?

Bond repayments will only commence after the development has been completed and once the transfer of the apartment has taken place.

Bond registration costs

Bond costs are payable at the time that the bond registers, once the development is complete.

Transfer duties

There is no transfer duty payable however there will be attorney transfer fees applicable.

The seller is registered for VAT.

What are the transfer fees?

What do the levies include?

  • 24hr concierge & security
  • Common area cleaning and maintenance, including the pool, braai and gym
  • Courtyard landscaping
  • Ground floor gardens (which shall be apportioned in the PQ exclusive use Levy split) 
  • External façade cleaning and in areas where owners cannot easily reach or maintain their sections. 
  • Security systems, CCTV and access
  • Reserve fund levy for capital items 
  • Management agent fees 
  • Insurance and other normal provisions covered by body corporate
  • Access controlled parking 
  • Fibre / Internet 
  • Electricity use for common area heat pump and HVAC plant
  • Backup power

Are there any hidden costs?

No hidden costs. VAT is inclusive and no transfer duty is payable. Note that attorney transfer fees, rates, taxes will apply.

The contract price is the price the client will pay for the property. Please note that there is occupational interest due to the Seller from the date you take possession until transfer of ownership takes place.

The other costs applicable are detailed above and include monthly rates and levies. 

Bond costs will be payable prior to registration of your bond once you take transfer of your unit.

When will we be able to move in/ find a tenant?

After the completion of the development, the transfer process will commence immediately. Occupation will be given as soon as an occupation certificate is granted and the unit is ready for handover. You will be notified in advance of the final occupation/ handover date. 

From the date of handover you will be able to occupy or rent out your apartment in accordance with the sectional titles management and conduct rules.
